ONSITE TEAMS

Our leasing agents advertise vacancies on the market, show apartments to potential tenants, screen tenants, and prepare lease documents for signature. 

Under the direction of the Multifamily Maintenance Supervisor, our onsite technicians are there to service the property daily and provide excellent customer service to our residents. 

From grounds pick-ups to appliance repairs, our skilled technicians can do it all.

Our technicians are available for after-hours emergency calls, if the need arises.

REGIONAL MANAGERS

Our experienced regional managers have a variety of responsibilities, including:

  • Determining property maintenance requirements, reviewing contractor bids, and negotiating maintenance contracts.
  • Coaching, counseling, and disciplining employees. Monitoring and appraising job results.
  • On-site personnel hires, status changes and terminations.
  • Developing and managing common area maintenance budget and operating within budget constraints.
  • Determining reimbursable charges and suggest budget revisions by overseeing variance reports.
  • Documenting tenant closes and communicate on administrative matters.
  • Acting as liason with TMG, the property owner, and onsite staff.
  • Overseeing the portfolio’s operational and financial performance to ensure achievement of established objectives.
  • Monitoring, supporting, and making marketing improvements and suggesting rent schedules.
  • Inspecting vacant properties for market-ready condition periodically.
  • Reviewing and approving expenditures within the budget and negotiating and evaluating contracts.
  • Conducting meetings, developing and executing property management departmental training programs.

MARKETING

Professional management of insurance claims, including submitting all necessary paperwork, negotiating, and securing reimbursements in a timely manner.

A Cost Segregation Study is a tool used to maximize the tax benefits of owning a property. It provides improved cash flow through reclassification of the property’s asset lives. The purpose is accelerating depreciation expenses and thus lowering Federal taxes.
